December Monthly Review

As this December rolled around we found the Real Estate market slowing down once again as the weather got colder and the holiday season began.
You are probably feeling the slow down as well.

Seasonal Patterns:

This being said December has always been the slowest month of the year as we saw only 165 sales occur in 2018 which is down from 206 sales for December 2017.
The average sales price dropped this December to $332,800 which is down from $340,784 December 2017.  If you’re looking for time on the market the average days Hits 54 and during December the Ask to Sell ratio was 96.7%. The market has also dropped on listings as 50% of the public that are looking to sell don’t have the equity to sell at market value. This means going going into 2019 less houses will be hitting the market.
