Saskatoon May Housing Market:
As we approach the summer months we are still seeing strong activity in Saskatoon’s Real Estate market.
In May we saw an increase in the amount of listings at 7% over last year. Currently we have the highest number of listings for Saskatoon’s history. Although, we have seen an increase of 7% in sales in May over last year, the year to date sales we are on down in unit sales – 2% over last year.
Single family homes continue to have great activity and if priced well, staged and show ready these homes are moving quickly and we are even seeing some multiple offers. Buyers are educated and if the above items are not done, it will result in a lower dollar value and more time on the market for the seller.
Condominiums still have an excess of inventory across Saskatoon and it is a very competitive part of the market. We could still see some adjustments in prices due to the amount of listings.
In review we see the average sale and median price remain stable. When selling your home it is a must to price your home at market value and have your home ready to show. Stage it. Make sure it has great curb appeal.
