September In Saskatoon
Saskatoon’s real estate market see’s a boost in the right direction for the month of September. The sales dollar volume saw an increase of 26% over last September and year to date up 7%. We have seen an increase of sales. The houses that are selling at higher frequencies are typically more expensive. The higher price points are partially due to the specialists relocating with new Jim Pattison’s Children’s Hospital.
The amount of units being listed also saw an increase of 11% but year to date are down 2%. Even with this large increase, the sales in September were able to counter balance these numbers and leave us with reasonable inventory levels.
The unit sales had an increase of 14% over last year and year to date up 7%. As usual the start of school brings many families back to the market. Fall is one of the best times of the year to sell. Although these positive stats can be misleading, to put this in perspective our average selling price in Saskatoon this year has remained equal to last year.
Market Activity In September
As the market activity slows with the election around the corner, sellers are asking the tough questions to see if this is the best time to sell. There is no right answer for everyone and all situations are unique when it comes to why you are buying or selling. Although everyone does needs the facts before they can make an educated decision.
Talking to your financing advisor and understanding current market value is a must to strategize your game plan for success. Either way we do see the market tightening before it gets better, regardless of the election results.
